Business Line of Credit Basics

A business credit line is a very used borrowing tool in the businesses arena. It works as a credit card in several different ways. For instance, it does not have a set length or established monthly payments; your monthly payment depends on how much you have borrowed. Also, the rate that is charged is a variable interest rate based on economic market indicators.

A business line of credit works by offering a lump sum of pre-approved funds to a business. When using a credit line, the business only needs to take out money as the need arises.

It’s up to the business can take as much or as little money as it needs in a particular situation as long as the money withdrawn is less than the credit available in the line of credit. Also, many businesses choose to apply for a line of credit because interest is only paid in the money that has been used.

The business can take money out as often as it needs it as long as there’s still some balance available. In other words, the business has always a pre-approved source of funds waiting to be used giving the business a lot more flexibility.

You can take money out of a business line of credit in one of two ways: you can write a check or you can withdraw cash. The minimum balance to pay every month is calculated by the interest on the balance. You can then pay all of the balance off, a portion of it or only the interest. By paying a portion, you can increase the available credit.

When applying for a business line of credit, you need to keep into account that there are two basic types of credit lines: secured and unsecured credit lines.

If you decide to get a secured credit line, your business needs to have collateral to be used as a back up for the line of credit. This back up works as a guarantee on the line of credit. The benefit of a secured credit line is that the business or the business owner credit rating doesn’t need to be as good as in an unsecured credit line.

If you choose to apply for an unsecured credit line, your business doesn’t need any collateral to back up the money from the business line of credit. With this option, the business or the owner of the business needs to have a very solid credit rating.

Generally speaking, you’ll get better terms and a higher credit limit when you apply for a secured credit line. This happens because the lender takes a smaller risk when granting you the business line of credit.

If you are starting your business and don’t have much collateral, you can choose to apply for an unsecured credit line. In this type of business credit lines, you should expect slightly higher rates and lower credit limits.

Here’s How to Avoid Defaulting on Your Student Loan

If you default on your student loan it can cause problems with your credit rating. Lenders look at your payment record and if you default on your student loan a poor credit rating is not all you can expect; loss of income tax refunds and possible wage attachments.

If you follow a few simple guidelines you can easily avoid defaulting on your student loan. The first step to avoiding defaulted student loans is to keep the lines of communication open with your lender.

Just by informing your lenders immediately you know there’s a problem with you debt will almost certainly halt the need to default. I remember when I was finding it increasingly difficult to maintain my monthly debt repayments accumulated at college.

My education was not a tangible product but service so how would they try and take that back? If you take this approach you will definitely have a problem and default on your student loan.

I really didn’t want an adverse credit rating by defaulting so the first thing I did was to contact my lender before it was too late. In retrospect, telling the finance company and obtaining a deferment was the easiest part of it all. The Lending Company showed me the steps that would have to be taken in order to suspend payment until a time when I could start repaying them.

Everything was arranged within the week, payments were frozen and I could start living my life again. I knew that some of my other commitments would not be so easily rearranged and this deferment would help me get started again. I wish all my creditors had been as helpful as the student loan provider.

Don’t forget though that interest is still adding to your loan whilst the suspension is on and it will cost you more in the long run. Despite the additional cost it is preferable to a defaulted student loan. Often, lenders will accept occasional small lump sum payments.

Banks can agree, on occasion, to arrange an interest only payment on a loan to help alleviate financial worries. It is worth checking with you bank to see if they will agree to accept interest only payments on a loan for a temporary period. Although you can avoid the defaulted student loan, you can’t avoid the principle sum which still remains to be paid at the end of the process.

One thing to remember about these debts is that many students applying for college depend on this kind of financial support. There is only a certain amount of money available for student loans so if the number of defaulters rises above a certain limit then there won’t be any available for others. Your debts do not have to become a burden if you just keep in contact with your lenders.

Avoiding your defaulted student loan is easier if you make alternative payment arrangements with your finance provider. Finance for higher education may then still be available for students who require it.

The Three Types of Reverse Mortgages

Reverse home mortgages aid seniors over 62 take advantage of the equity in their homes that has been created over the time they have been in the home. It can help seniors because it can be used as a type of second mortgage. In a reverse mortgage, the owner doesn’t ever need to pay back the loan for as long as the owner stays living in the house. It basically works as a loan on the present equity.

In the US, the owner of the home never needs to repay the mortgage and can not be thrown out of the house because lack of payments since there are not any. The owner can receive the money as a one time payment, monthly payments or as a credit line.

As a senior citizen, you can choose among one of three types of reverse home mortgages: a single purpose reverse home loan, a federally backed reverse home mortgage or a privately issued reverse mortgage.

Single Purpose Reverse Mortgage

A single purpose reverse mortgage is offered by Government agencies and non-profit organizations. It’s the most inexpensive of the three types of reverse mortgages. The problem with this type is that they are harder to qualify for and the owner must have a small income. It also requires that the funds from the loan are used for a specific purpose (improvements, repairs or property taxes.)

Federally Insured Reverse Home Mortgage

The HUD (U.S. Department of Housing and Urban Development) insures this reverse mortgage. This kind of reverse mortgage is also known as a Home Equity Conversion Mortgage (HECM.) It is a loan slightly more expensive than the single purpose one.

This type of reverse mortgage is by far the most common of the three. It accounts for over 90% of all reverse mortgages. It’s very popular because it’s very easy to apply to and qualify for. In addition, you can use the money from the loan far whatever reason you want.

Proprietary Reverse Mortgage

This type of mortgage is provided by a private company who hasn’t been approved to issue a Federally Insured Reverse Mortgage. In general, they have the same type of requirements than a regular reverse mortgage.

Proprietary reverse mortgages can be very expensive. Since they don’t go through the same kind of control from the Federal Government, some private companies offering this type of loan have been know to take advantage of senior citizens by charging exorbitant fees.
